WAYLAND — A $2,950,000 sale on Old Connecticut Path headlined a six-week stretch of Wayland property activity that logged 20 recorded deed transfers, though only eight carried disclosed consideration amounts.

MARKET OVERVIEW

Of 20 deeds recorded between Feb. 2 and March 13, eight disclosed a sale price, yielding a price range of $800,000 to $2,950,000 and a median of $1,097,500 among priced transactions. The 60 percent rate of undisclosed pricing limits the completeness of any market-wide assessment; the eight disclosed sales represent the floor of activity, not a full picture. Among those with prices, the spread from the low end to the high is wide, reflecting the range of Wayland’s housing stock from established neighborhoods to higher-end properties.

TOP SALES

The period’s highest transaction was 19 Old Connecticut Path, which sold March 5 for $2,950,000. The seller was OCP LLC; the buyers are recorded as Malte Muenke and Raychel Muenke, each as trustee.

The second-highest priced sale was 17 Hastings Way Unit 23C, a condominium unit that changed hands Feb. 18 for $1,312,000. Howard Schlenker’s revocable trust sold to Gretchen and Nicholas Covino.

262 Cochituate Road sold Feb. 2 for $1,295,000, with Jack Staiti as seller and Gregory and Chelsea Wool as buyers.

2 Melville Place sold Feb. 13 for $1,100,000. Dana and Tatiana Tanimoto were the sellers; Robert Scaife and Alicia Graham are the recorded buyers.

1605 Wisteria Way Unit 1605, a condominium in Building 16, sold March 3 for $1,095,000, from a trust held by Gregory and Virlyn Ann Leitner to Samuel Landau and Lisa Kalberer.

NEIGHBORHOOD BREAKDOWN

Glezen Lane recorded two transfers during the period — 171 Glezen Lane on Feb. 20 and 14 Glezen Lane on Feb. 10 — though neither carried a disclosed price. Both appear to be within-family trust transfers.

Among sales with disclosed prices, three clustered in the $950,000-to-$1,100,000 tier: 19 Pelham Island Road at $1,000,000, 10 Hayward Road at $950,000, and 2 Melville Place at $1,100,000. Two sales fell above $1.2 million — 17 Hastings Way and 262 Cochituate Road — and one reached the $800,000 floor at 35 Snake Brook Road. The top sale at 19 Old Connecticut Path stood well above the rest at $2,950,000.

The Hastings Way and Wisteria Way sales were condominium units; the remaining disclosed-price transactions appear to be single-family residential or mixed-use based on address format. 19 Pelham Island Road recorded a transfer from Pelham Island Real Estate LLC to MetroWest Salon Holdings Corp, suggesting a commercial or mixed-use property rather than a residential sale.

MARKET NOTES

Twelve of the 20 recorded deeds show a seller and buyer with identical or closely related names, consistent with revocable trust formations or estate-planning transfers rather than arm’s-length sales. These include transfers on Woodridge Road, Willow Brook Drive, Glezen Lane, Lake Road Terrace, Pequot Road, Saddlebrook Road, Lincoln Road, Concord Road, Sherman Bridge Way, and Oxbow Road. Such transfers are routine in estate planning and do not necessarily reflect market activity.

The one clearly commercial transfer — 19 Pelham Island Road at $1,000,000 — adds a non-residential data point to the period’s totals. Excluding it, the seven remaining disclosed residential or condo sales ranged from $800,000 to $2,950,000.
