The remaining nine transfers showed no disclosed consideration, a common pattern in deed data when transactions involve trust restructurings or estate transfers rather than arm’s-length sales. With just seven open-market prices available, broad market conclusions should be drawn cautiously.

TOP SALES

The month’s top transaction was the $2,950,000 sale of 19 Old Connecticut Path, recorded March 5, in which OCP LLC conveyed the property to trustees Malte Muenke and Raychel Muenke. The price stands as the clearest signal of upper-market demand in Wayland during the period.

A condominium unit at 1605 Wisteria Way (Unit 1605, Building 16) sold for $1,095,000 on March 3, with trustees Gregory L. Leitner and Virlyn Ann Leitner conveying the property to Samuel E. Landau and Lisa R. Kalberer.

The unit at 17 Hastings Way (Unit 23C) changed hands for $1,312,000 on Feb. 18, as trustee Howard S. Schlenker sold to Gretchen and Nicholas Covino, making it the second-highest disclosed price of the period.

Two additional sales rounded out the top tier: 2 Melville Place sold for $1,100,000 on Feb. 13, with Dana and Tatiana Tanimoto conveying to Robert B. Scaife and Alicia Graham; and 10 Hayward Road sold for $950,000 on Feb. 6, with the buyers Allison M. and Samuel N. Markham acquiring from trustees Dafne Nathalie Concepcion and Orlando Jaquez.
